Kochi apartments voiced their concern that the pace of development will be drastically affected if the Government does not re-consider its decision. When the Government is interested in decentralizing governance, this step is definitely a contradiction. The old structural plan of the early Eighties has a vision only for 20 years, he said. After 25 years, the plan has actually become redundant. It does not consider many aspects of the city as it is now. The benefit that Kochi was enjoying was not exactly a benefit. It was simply a necessity that the previous Government had accepted till the next structural plan came into play.
Kochi can only grow vertically as land is precious. The Government has to understand that by reducing the floor area ratio, it is the ordinary person who is most affected. It will push up the land price component in the property by Rs.400 to Rs.600 per square feet. The rich would be able to buy any place, but the common man would have to rethink about finding resources for owning a high cost apartment. Compared to any other city in the State Kochi, a number of NRIs, businessmen and professionals had been migrating into the city, finding the prospects of working here quite attractive. Besides, housing would go on to be a good investment for anyone.
All the information technology companies found Kochi attractive because of two major things. One was the availability of cheap infrastructure and another is the availability of professionals. It was definitely not the love of the State that is bringing them here. But, if we make the available building space rather unattractive in terms of pricing, they would definitely have second thoughts about setting up shop.
It is difficult to find land that is available easily without displacing people for any developmental activity. In Kochi, the Government is finding it difficult to provide even 100 acres for developing the IT sector. Whereas in other States, Governments give up 10,000 acres and more land for developing the industrial sector in various fields. Kochi has to be compared with Hong Kong or Singapore or Dubai where land is scarce and development is beckoning.
